T/B/K Construction Services, Inc. is a Florida corporation providing technical construction services for over 35 years to owners, developers, design professionals, lenders, and others who are involved in the design and construction of projects in Jacksonville, Florida, and throughout Northeast Florida and South Georgia. Our Staff includes a certified home inspector/general contractor licensed in the State of Florida, with 45 years of professional construction experience which gives the firm a diversified background for providing professional services.

Our specialty is providing inspections of construction projects for compliance with plans and specifications for both residential and major commercial projects. As evidenced by our client listing, major banks and lenders have trusted us for over 35 years to protect their interest in all phases of projects they are funding, including construction draw review and approvals for contractor payments. Construction services provided include:

• Plans and Cost Review of project construction documents for Lenders prior to the start of construction. This is done to ensure completeness of documents and validity of costs.
• Construction Field Observation consisting of visits to the site at appropriate intervals to become familiar with the progress and quality of the work and determine if the work is proceeding in accordance with the contract documents.
• Pay Request and Review consisting of approval of contractor’s applications for payment.
• Review of Change Orders from contractor(s) for reasonableness of quantities and costs of labor and materials.
• Residential Inspections consisting of job site visits to ensure the contractor’s compliance with the Lender’s draw schedule and recommendation for disbursement.

• Periodic Inspections of Bank owned properties reporting on the general physical condition and identifying observed deficiencies.
• Existing Building Survey to identify existing conditions of buildings/facilities for purchase or resale by Owner or Lender.
• Project Schedule Monitoring consisting of monitoring the progress of the contractor relative to established construction schedules.

EXPERIENCE

Responsibilities include cost consulting for design professionals and developers, review and checking of contract documents for lenders and owners, construction field observation with evaluation of contractor’s application for payment for lenders, performing residential inspections for construction draws, and preparing existing building surveys on commercial facilities for lenders and prospective buyers.

Residential inspection services consist of pre-purchase inspections for buyers and sellers, followup of required repairs noted, new construction monitoring, and any request for specific areas oo systems requiring inspection.

Cost consulting services consisted of the production of design estimates from preliminary design through contract documents.  This includes various sizes and types of projects in the private sector, as well as work for the Navy and Air Force in the public sector.
